Every new home, addition and newly air-conditioned space in Florida needs an energy code calculation before the building department will issue the permit. Michael D. Stewart, P.E., LLC prepares them for homeowners, contractors, drafters and designers across Southwest Florida, on your plans or ours. Michael D. Stewart, P.E., FL PE #72459, has practiced in Southwest Florida since 2005.
Form R402 short form
Form R405 performance calculation
Manual J load calculations
Manual S equipment sizing
Standalone, on your plans
Lee, Collier and Charlotte counties
Form R402, the Short Form
The prescriptive energy form for additions, enclosures, renovations and smaller projects. Each part of the building, from the walls and ceiling to the windows and the air conditioner, is checked against the energy code's requirements, and the signed form goes in with your permit application.
Form R405, the Performance Calculation
A whole-house energy model for new homes and larger additions, run in EnergyGauge USA, the Florida energy code compliance software from the Florida Solar Energy Center. A performance calculation allows trade-offs, for example more insulation in one place to make up for more glass in another.

Manual J and Manual S Load Calculations
Heating and cooling load calculations and equipment sizing, so the air conditioner fits the house it is going into. An oversized unit short-cycles and leaves the house humid; an undersized one runs all afternoon in August.

Standalone, on Your Plans
You do not need us to draw your project. Send the plans you have, and we prepare the energy calculation for them as a separate service. We work from the floor plan, elevations, wall and roof sections, and the window and door schedule. If something on the plans does not meet the energy code, we tell you what needs to change before it goes to the building department.

With Our Permit Drawings
When we prepare your permit set, the energy calculation is part of it, coordinated with the drawings from the start, along with the structural and MEP engineering.
When You Need One
New homes, additions, and any space that becomes air-conditioned, such as an enclosed lanai, a garage conversion or a ground-level enclosure, need an energy calculation with the permit application. Your building department's submittal checklist will list it.

Frequently Asked Questions
Does my project need an energy calculation?
New homes, additions, and any space that becomes air-conditioned need one with the permit application. Your building department's checklist will list it.
What is the difference between Form R402 and Form R405?
Form R402 is the short, prescriptive form: each part of the building meets a set requirement. Form R405 models the whole house and allows trade-offs. We tell you which one fits your project.
Do you need to draw my plans to do the energy calculation?
No. We prepare energy calculations as a standalone service on plans drawn by others.
What do you need from me?
Your plans: floor plan, elevations, wall and roof sections, and the window and door schedule. If something is missing, we will ask.
